I have, I have this theme for 9 months now. Not sure why is header builder blank.

Have you the recent version of the theme, if you have not, update. If you have the recent theme versions and all related plugins updated, please disable third parties plugins not related to the theme and provide your site admin access we shall check.

It was not working because of this plugin.

Not sure why, I will still use it, but when I need to customize I will simply disable it.
